After years of working in the property sales industry, Callum Henwood launched his own estate agency business in West Lancashire to ensure local vendors receive a more personal service with the results when selling their homes. What are the most important things homeowners should consider when selling their homes?
‘Having a great relationship with your agent is key; however, this can often be overlooked. Trusting someone with potentially the biggest asset you have is essential, and ensuring that your agent remains honest, transparent, and delivers on their promises, is a must. A good working relationship paired with an agent that can market effectively should provide a good result for the vendor.
What is the best way to market a home for sale?
‘There’s not ONE correct way to market a home; that’s where a lot of other agencies are stuck behind the times. Traditionally the agent will get the property listed on Rightmove and wait for the phone to ring.
Not all vendors have the same goal, although the objective is the same; to sell the home. Some vendors want a fast sale, some want to sell for a higher price for that area, or some sellers simply want a smooth, stress-free sales experience. To best market your home, I would ensure it was priced correctly, I’d ensure it appeals to multiple buyers, and give your home full market exposure.’
What has been your favourite sale?
The bigger ones come to mind straight away – I’m lucky I’ve been trusted to work on some stunning homes so far, but I have prefered the sales when I’ve felt like I’ve helped the vendor in their time of need. For example, I’ve had countless times when people have come to me after trying to sell with another agent because it’s not going well for them. They turned to me to take over for a fresh perspective, and I’ve been able to move forward with the sale of the property at a time when the vendor has felt like they were unlikely to get the price they wanted.
If you weren’t an estate agent, what would you be?
I’d still be in property somehow – I love renovations, so I would likely be involved this way if I weren’t an estate agent. Possibly interior design – good interiors can completely transform the feel of a property; you can always catch me scrolling through interior Instagram pages for hours.

I offer a tailored service to suit each individual client’s needs. I believe if you’re paying for a service, you want to feel that you’re getting your money’s worth. I can give my clients more time and attention than a high-street agent could ever because I am a more boutique-sized agency. By working with the client’s needs and wants, I can offer an individual sales strategy to sell their property while bearing in mind their overall goals.
